How It Started
Michael’s journey into housing policy began in 2010 when he witnessed firsthand the complexities faced by first-time renters navigating Hong Kong’s competitive property market. Back then, there weren’t many resources explaining what tenants actually needed to know — about stamp duty, about their rights, about how to read a rental agreement.
After completing his law degree at the University of Hong Kong, he spent five years with the Hong Kong Legal Aid Department. That’s where he handled tenant protection cases and identified a critical gap: renters didn’t understand their own rights. The legal framework existed, but the knowledge didn’t reach the people who needed it most.
This experience prompted him to pursue specialized knowledge in real estate economics at Hong Kong Polytechnic University, combining his legal background with data-driven market analysis. He wanted to speak both languages — law and numbers — because housing costs aren’t just emotional issues. They’re financial decisions that need real data.

At RentWise Hong Kong Limited, Michael leads research initiatives that translate complex rental regulations and housing costs into practical guides for everyday renters. He’s not interested in legal theory for its own sake. He wants to answer the questions actual people ask: How do I know if this stamp duty is fair? What should I look for in a rental agreement? Why are Wan Chai and Sha Tin so different in price?
His analytical approach combines legal precedent with real market data from across Hong Kong’s 18 districts. That combination matters. You can’t understand housing costs without understanding the law. And you can’t understand tenant rights without understanding how the market actually works.
He’s particularly driven by the challenge of demystifying stamp duty calculations — one of the most misunderstood aspects of renting in Hong Kong. Over the years, he’s realized that most tenants simply accept numbers without questioning them. Michael’s approach is different. He teaches people how to verify calculations themselves and recognize when something doesn’t add up.
